Stakeholders
There are 8 types and +40 categories of stakeholders in Magma.
Owner
A person or company (entity) that owns the building. The Owner has full rights on Magma and he invites other Stakeholders to the platform. He can delegate his rights to the Asset Manager, if applicable. He is the only one able to partly or totally sell the Magma DTT® of his buildings
Asset Manager
An organization that is acting on behalf of the owner to manage the real estate assets. The Asset Manager is responsible of validating other stakeholders documents' and minting the DTT® when they are ready.
Building Managers
Property Manager
A Property Manager is in charge of marketing your property, screening suitable tenants, and handling your rental income and maintenance expenditure. It can be the guardian or superintendent of a building.
Facility Manager
A company or professional responsible for overseeing and ensuring the efficient and safe operation of a physical space or building, including maintenance, security, space utilization, and the management of resources and services to support the functioning of the facility.
Service Providers
Anyone duly authorized to provide a service to the building.
Categories of Service Providers:
Attorney: A company or a person appointed to act for the building for all legal matters
Brokers: Individual or firm that acts as an intermediary between the investor and a securities exchange
General Contractor: A company or professional responsible for managing and overseeing construction projects, including coordinating subcontractors, scheduling, and ensuring the project's successful completion.
Architect: A company that designs buildings
Consulting firm: A company or professional that provides advisory and analysis services.
Structural engineer: A company that designs the strength and stability of the building
Plumber: A company that fits and repairs the pipes and other apparatus of water supply, sanitation, or heating systems
Air conditioning Company: A company that installs and maintains climate control systems
Electrician: A company that installs and maintains electrical equipment
Landscape Company: A company that preserves lawns
Cleaning Company: A company that cleans the building
IT Company: A company in charge of information technology networks in the building. they oversee the use of devices, storing and retrieving information in the building.
Internet provider: A company providing internet access to the building
Water Provider: A public entity providing water to the building
Surveyor: A company that examines the condition of the land and the building according to land registry for the purpose of valuation or measurement
Appraiser: A company in charge of assessing the value of the building
Interior Designer: A company in charge of designing and choosing the interior decoration of the building such as fixtures and equipment
Accountant: A company in charge of analysing and keeping record of the financial situation of the building
Security company: A company or individual that provides security services aimed at protecting the physical security and safety of real estate assets, occupants, and visitors.
Diagnostician: A company or professional who specializes in conducting property inspections and assessments to identify potential issues, defects, or hazards.
MEP Engineer: A company or professional responsible for the design, installation, and maintenance of the mechanical, electrical, and plumbing systems within buildings and infrastructure, ensuring they function efficiently, safely, and in compliance with relevant codes and standards.
Manufacturer: A company or professional responsible for a product's manufacturing.

Power Company:
Elevator Company: A company or professional who occupies land or property rented from a landlord with a lease agreement. He would be asked to validate documents regarding the services provided to the building.
Financial Institutions
Generic: A company or professional financial institution that finances the building. Financial Institutions can explore the Magma and have access to some documents related to the Buildings.
Lender: A company or individual that provides financial assistance by lending money to borrowers. Lenders can include banks, credit unions, financial institutions, or even individuals who offer loans to individuals, businesses, or governments.
Bank:
Tenants
A person or a company that occupies land or property with a lease agreement.
Visitors
A company or professional who temporarily virtually enters a place, such as a home, office, or destination, for a specific purpose or to experience a particular environment without being a permanent resident or member of that location.
Observers
Generic: A company or professional who is not directly involved with the building management but needs information. Observers can explore the Magma with permissions.
Notary: A certified and impartial public official authorized to verify and authenticate various legal documents and transactions, typically by witnessing signatures, administering oaths, and confirming the identity of the parties involved to prevent fraud and ensure document validity.
Title Agent US: A company or individual in charge of the legal aspect of the property transfer (title history, liens, encumbrances that could affect the buyers' ownership rights).
Potential Buyer: A company or individual seeking to purchase a building.
Insurance Provider: A financial institution or organization that offers various insurance policies to individuals or businesses, providing coverage and financial protection against specific risks or potential losses in exchange for regular premium payments.
City/Inspector: A public entity that represents the government.
