# Core Platform features

Magma offers a robust set of features designed to enhance the management, interoperability, and sustainability of real estate assets through digital innovation. Key features of the platform include:

### **1. Digital Twin Token (DTT®)**

* **Unique Digital Asset:** Each property is represented by a Digital Twin Token (DTT®), a digital asset minted on the blockchain, serving as a single source of validated data for all stakeholders.
* **Comprehensive Dataroom:** The DTT® is a secure, immutable repository for all property documents, including title deeds, architectural plans, financial statements, and compliance certificates.
* **Stakeholder Collaboration:** Property owners, managers, architects, notaries, and other stakeholders can upload, validate, and update documents, ensuring the DTT® remains current and accurate.

### **2. 3D Digital Twin Viewer**

* **Interactive 3D Model:** Explore the property in detail through an immersive 3D model that reflects the real-world building.
* **Dynamic Updates:** Stakeholders can set and update element and equipment metadata or upload their documents, ensuring that the digital twin evolves in tandem with the physical property.

### **3. Magma Index**

* **Digitization Assessment:** The Magma Index evaluates the level of digitization of each property based on the data integrated into its DTT®, offering a clear metric of the building’s digital maturity.
* **Five-Level Structure:** The index is formed of five levels, from basic property documentation (Genesis) to advanced interior design elements (Filled), providing a comprehensive view of the building's digital footprint.
* **Value Optimization:** By tracking and improving the Magma Index, stakeholders can enhance the operational efficiency, environmental sustainability, and overall value of the property.

### **4. Blockchain-Based Validation**

* **Immutable Record:** All validated documents are hashed and their hash is recorded on the blockchain, ensuring an immutable history of property data that cannot be altered or tampered with.
* **Incentive Mechanism:** Stakeholders who contribute to the upkeep and validation of a property’s DTT® are rewarded with Merit Tokens (MRT), incentivizing active participation in maintaining accurate and up-to-date property information.
* **Automated Reward Payment:** Each building has its dedicated wallet, enabling seamless payment of contributions to stakeholders. This wallet automatically distributes tokens to the stakeholders’ wallets without any intermediary.

### **5. Magma Tokens**

* **Magma Token ($MGTN):** Magma Token ($MGTN) is the core utility and governance token of the Magma ecosystem. It provides access to platform features, powers interactions across Digital Twin Tokens (DTT®), and enables DAO-style voting for Magma's evolution.
* **Merit Token (MRT):** MRT is the reward token earned by stakeholders when they contribute validated data to a building’s Digital Twin Token (DTT®). It incentivizes transparency, accurate documentation, and sustainable operations across the real estate lifecycle. MRT can be used within the Magma ecosystem for stablecoin retribution or access to services, fostering engagement and ensuring that the platform continues to grow and evolve.
